Privacy Policy

Ai Engine - Landscaper ("the Service") is a private, invitation-only web application operated by Browning PC, LLC ("we", "us") of Valdosta, Georgia, USA. It is provided to a single business customer and its authorized staff. The Service is not offered to the general public and does not knowingly collect information from anyone under 18.

1. Information we collect

We collect only what the Service needs to do its job:

• Account information — the email address and optional name of each authorized user, and a password. Passwords are stored only as a salted scrypt hash; we never store or have access to the plaintext.
• Documents you upload — construction plan PDFs, together with everything derived from them: page images, extracted text, quantities, measurements, and plan notes.
• Estimating data — your saved unit prices, estimate lines, overhead and profit percentages, company details used on proposals, and any customer or project name you enter.
• Operational records — timestamps, which user uploaded which job, AI usage and cost totals, error messages, and any feature requests you send through the in-app assistant.

We do not collect payment card details, bank information, or government identifiers, and we do not use advertising trackers. We use Google Analytics to understand how the Service is used — see sections 3 and 5.

2. How we use it

Information is used solely to operate the Service for you: reading your plans and producing takeoffs, calculating estimates and proposals, signing you in, emailing you when a takeoff finishes or fails, tracking AI spend so you can see it, and supporting and improving the Service. We do not sell, rent, or trade your information, and we do not use your plans or pricing to advertise to you.

3. Service providers we share with

Your data is disclosed only to the following providers, only as needed to deliver the features you use:

• Anthropic, PBC — to perform the takeoff, page images and text extracted from your uploaded plans are sent to the Claude API, as are messages you type into the in-app assistant. Anthropic processes this data to return a result.
• Intuit Inc. (QuickBooks Online) — only if you connect QuickBooks and click Send. We then transmit the estimate's line descriptions, quantities, prices, and the customer name you entered, so the estimate can be created in your own QuickBooks company.
• Email delivery — notification emails are sent from our mail server and routed through our email provider to reach your inbox.
• Google LLC (Google Analytics) — each page you visit loads Google's measurement script, which reports usage statistics to us: pages viewed, when, browser and device type, and an approximate location derived from your IP address. It does not receive your documents, measurements, prices, or anything you type into the Service.

We may also disclose information if required by law, or to protect our rights or the safety of others.

4. QuickBooks connection

If you connect QuickBooks Online, authorization happens on Intuit's own website. We never see, receive, or store your Intuit username or password. Intuit returns access and refresh tokens, which are stored on our server and used only to create or update estimates in your company file at your request. You can revoke the connection at any time from the Price book & settings page, or from within QuickBooks. Disconnecting deletes the stored tokens; estimates already created in QuickBooks remain in your QuickBooks account.

5. Cookies

The Service sets one cookie of its own: a signed session cookie that keeps you logged in for up to 90 days. It is HttpOnly and SameSite=Lax, contains only your signed sign-in state, and is not used for tracking or advertising. Signing out clears it. In addition, Google Analytics sets its own cookies (names beginning _ga) to tell visitors apart in the usage statistics described in section 3; blocking those cookies in your browser does not affect how the Service works.

6. Storage, security, and location

Data is stored on a private virtual server controlled by Browning PC, LLC and is not hosted on shared or public storage. All traffic to the Service is encrypted with TLS. Access to the server is restricted to the operator's administrators via key-based authentication, passwords are hashed, and third-party credentials are held in root-restricted configuration. No method of transmission or storage is perfectly secure, and we cannot guarantee absolute security.

7. Retention and deletion

Uploaded plans and their derived data are kept until you delete the job, which removes the stored PDF, page images, and associated records. Account records are kept while the account is active. You may request deletion of your account and all associated data by emailing us; we will action it within 30 days.

8. Your choices

You may request a copy of your data, ask us to correct it, or ask us to delete it. Because the Service is provided to a business customer, requests are handled through that customer's account administrator where appropriate.

9. Changes

If we change this policy we will update the date above, and will notify account users by email if the change is material.
